Good job! I've been playing with something similar in OpenAI Playground to asses contract's I get from my clients. It saved me a lot of time going through all the lengthy legal nonsense. This looks like a pretty nice free tool that take's this idea further.
But it must be expensive to run. I guess it uses the retrieval functionality and it must feed the whole contract to the prompt to work properly. So I guess it won't stay fee forever.
I thing there could be a lot of demand for something like this but with more advanced functionality like edits done automatically to the contract. I'm really looking forward for AI to replace lawyers in the future.

In Prague we have a comparable housing problem to Berlin but all the politicians tend to balme AirBnB and real estate investors and they all focus on some kind of market regulation. Mostly just talking about it because they know any strict regulation would be unconstitutional. From the technical perspective the solution is simple. We should just build more houses in big projects like we did 40 years ago which will drive down the unit price and also provide all the necessary infrastructure like public transport and schools. Pretty big portion (tens of percent) of Prague's housing capacity was build during the 40 years communist era. If we could successfully build huge housing projects like Jižní Město (https://en.wikipedia.org/wiki/Ji%C5%BEn%C3%AD_M%C4%9Bsto) during this awful regime whit very limited economic resources then it's surely doable now and in much higher standard. We just lack the political will to think longer then next 4 years till the next elections and to solve the problems instead of just talking about it and blaming someone else.

We store unuploaded chunks of the video in IndexDB in a browser. Btw if plan to do something similar beware of the fact that storing a lot of blob references in IndexDB can cause some wired issues in Chrome a some blobs can get corrupted. Our workaround is to store it as byte arrays.
Thank you! We use Twilio for our WebRTC infrastructure with VP8 simulcast setup so we do use SFU but only through Twilio. We were considering how to get rid of Twilio and quite extensively researching what would it mean to run our own WebRTC infra as Twilio costs are pretty high (sometimes up to 1/4 of our revenue). But operating multiple servers around the word to act as SFUs or creating them on demand in e.g. GCP and paying the cloud tax in form of extremely expensive egress costs doesn’t seem to be the right solution either. Other service providers have very similar pricing, that's why we will stay with Twilio for now.
Can’t we keep it underground just till we have space rockets so reliable and cheap so we can dispose all the nuclear waste to space? Definitely not something we are even remotely able to do now but when talking about hundreds and thousands of years it seems possible.
