I think that was a temporary market distortion caused by too much QE and pent up demand from COVID making single family homes more liquid than they would have been otherwise.

Pooling money to buy single family homes only makes sense to me when the entire bond and equity market is over priced. Surely, there is a ton of capital that wishes it was liquid right now and not in portfolios of slightly over priced single family homes with liquidity drying up by the moment.

We have had a historic move up in rates but that is coming out of COVID with rates at levels that don't even make sense to lend at for 30 years with out the Fed.

It would seem hard to believe housing prices are not overvalued with that artificially low rate regime but it is also hard to see housing prices crash in a massive inflationary environment. I would think we have a small pull back and then a flat line as time catches up with price.

Of course, real estate price is always local so generalizing to the whole country doesn't mean so much.

Canada I think is more interesting than the US with all the adjustable rate mortgages. Obviously, that is not going to end well when those rates adjust as an adjustable rate mortgage is basically a bet on what is happening, not happening.

I brought Saturn CD to a 1995 New Years party as a teenager and was so cool that day. I only ever had Virtua Fighter though and that was the last gaming console or game I ever bought. I just remember it being a massive waste of money for me. $399 in 1995 dollars, about $690 adjusted for inflation with a CPI calculator.

There is no one in the world that is overweight because they eat too much unsweetened oatmeal with nothing else added for taste.

Pointing out the thermodynamics of weight loss with calories in/out is stupid though because there is a huge dependency in the amount of calories consumed based on the type of food and if the food has been engineered to taste super good.

It is embarrassing to me we fund shit science like this.

Surely, someone who eats chocolate cake everyday day also has health issues compared to those who do not because of the correlation with poor lifestyle choices that someone who eats chocolate cake everyday is bound to have.

How many people eat a good diet, exercise regularly and have a non-diet coke everyday? Basically no one.

American romantic comedies have nothing to do with reality. As realistic as the beautiful people playing the leading roles being romantically unwanted.

There really is no "dating" part in America. You either go on dates or you are in a relationship. If anything, if you are "dating" someone it means you are seeing other people on other dates as well.

We really use the word "dates" to differentiate from interactions of platonic friendships. Still though this tends to be unspoken. It is not uncommon for one person to think they are on a "date" and one person to think they are just meeting as platonic friends.

This article I would imagine is saying 40% have had no romantic interaction with another person.

You are probably dating serial daters. Some people just love dating for the sake of dating. There is no job offer coming in these situations. They are setting up the next date interview as soon as they get home from yours.

It is an interview for a position that doesn't actually exist.
